Yep b flat sounds fine. The same series of chords could also be used to play Post Malone’s Goodbyes and Simple Thing by Keane. Just a quick note .

This is a great song and it matches my voice range perfectly! Definitely do the fingerpicking during the beginning. It adds a lot to the song.

I like to use the original chords (F, Am, Dm and Bb) and put a capo on two. This matches my voice range better.

I usually pluck the 2 strings for F chord at once then play the C string. I do it all throughout the song. It sounds nice

It was easiest for me to sing AND play when I played it transpose -5 but put my capo on the 3rd fret. Happy playing! :)
